People ask me this all the time. And I get it. When a town is growing as fast as Sherman is, it's fair to wonder whether it's still the place you fell in love with, or whether it's turning into something else entirely.

Here's my honest answer.

Sherman is not the same town it was five years ago. 🏗️ New development is moving in fast. New businesses are opening. New neighborhoods are going up. And the growth shows no signs of slowing down.

But here's what hasn't changed, and this is the part that actually matters:

The community feel is still here. 🤝

You can still walk into a local restaurant and run into someone you know. People still wave. Neighbors still show up. That small-town-with-big-city-access thing that makes Sherman so rare? It's still very much alive.

What makes Sherman special right now:

  • 🎣 Lake Texoma right down the road

  • 🌳 Room to breathe, actual space, actual yard

  • 💰 Affordability that's increasingly hard to find in North Texas

Is Sherman perfect? No place is. But for the right person, whether you're relocating, upsizing, or just done with the DFW grind, Sherman is exactly where you need to be.

If you've got kids, this is your weekend event. The Catfish Rodeo at Waterloo Lake is the kind of thing that turns into a core memory.
