Hey Friends,

Big week for downtown Sherman. Something a lot of you have been asking me about just got official, and it's a bigger deal than the first version we heard about. I'm also handing you a Crockett Street house with more character than a Hallmark movie set, a video on the one thing that trips up new construction buyers, and I want to hear about your favorite local spot before I feature the next one.

Here's What We're Connecting You to This Week!

Sherman's Poker Club Plan Just Got Bigger

Instagram post

It's official. 🃏 Sherman City Council unanimously approved a specific use permit for Showdown Social Club at 112 W. Lamar, and the concept downtown just changed shape.

If you've been following this one, the original plan had it going in above LA Piasa. That shifted. The new address is bigger and bolder:

  • 🪑 16 poker tables

  • 👥 Room for 144 players

  • 🍸 A bar and lounge attached

  • 🤝 Same operator, same concept, just a new home

Like most poker clubs popping up across Texas right now, this one runs as a private membership club. Players pay to join instead of the house taking a cut of the games.

I'm curious what a room like that does for downtown once it opens. Good fit for Sherman, or not your thing? Hit reply and tell me. I read every single one.Water Slides, Vintage Finds & Chili on the Lawn — Memorial Day Weekend Is Looking Good ☀️🌶️👗
